Need Help With Craigslist!
We’ve heard several different versions of this question in the last 12 months – an interesting question on our LinkedIn group’s discussion page from Tandi Tucker Toni, Director of Marketing–Eastern Division at Berkshire Property Advisors:
“Our communities have been using a posting tool–www.gogopin.com to create ads to post on Craigslist. Recently these ads have been flagged/removed as soon as we post. Any ideas why this is happening?”
Tandi is the Marketing, Sales, Training and Motivational Guru at Berkshire with over 17 years of Property Management Experience.
Tandi manages the Marketing for 54 properties and over 14,000 units in the Eastern Division at BPA. Her responsibilities at Berkshire include Marketing, Sales, Customer Service, Management, Retention, Development and Motivational Training. CraigsList is a very tricky directory. I would recommend creating a library of descriptions, posting tiles and photos that you can rotate throughout your ads to keep each one unique. This will help avoiding being flagged or removed by Craigslist but it is impossible to stop being flagged by your competitors.
GogoPin is a fun site to design unique ads but I would also recommend using a vendor that will help you manage your content and track your CL ads, such as RentSentinel. We started using them about 6 months ago. They help you manage your content, track your views/leads and they work extremely close with Craigslist to abide by their terms of use. We’ve stopping seeing similar ad errors and being removed by Craigslist.

We do alot of Craigslist advertisement and we have noticed that Craigslist is flagging and removing ads in accounts that share the same IP addresses. Craigslist may be flagging your ads as soon as you post them because the site that you are using has one IP address that Craigslist is recognizing as Spam. You may not be posting that many ads, but if the site has many users, then there are many ads from that IP address that are being posted and Craigslist is flagging them as soon as they are created. Hope this helps..

Craigslist has certainly become critical to a well developed marketing plan. It also has to be managed so that you avoid flagged postings and ensure you are following the terms of use. Certainly not all posting tools are created equal. A foundational “problem” is that Craigslist and many of the posting tools are “free” and sometimes we treat them like the results we get are “free”. The reality, like anything worth doing, Craigslist is worth doing right and – *cliche* you get from it what you put into it.
Four key things are required to get the most value from Craigslist. The first is quality content. The second is consistent postings (this does not mean over-posting). The third is creative variety. The final requirement is managment visibility. There are several tools (not free ones) in the marketing place that can provide these four things and ensure you are maximizing the value of Craigslist.
Make sure you are using a system that is compliant with the Craigslist Terms of Use Agreement. Go ahead and invest a little into a good management tool you can quickly generate great content, avoid flagged postings, get reporting on the performance of your ads and create the maximum possible value from this amazing website.
